South Australia stamp duty calculator

South Australia's duty climbs through nine bands to 5.5% on the part of a price over 500,000, so 500,000 costs 21,330 and 800,000 costs 37,830. There is no lower rate for a home the buyer lives in. A first home buyer of a new home, a home bought off the plan or vacant land pays no duty at any price, while an established home pays the full amount. The foreign ownership surcharge of 7% is charged even when first home relief applies.

The contract price, or the market value where that is higher.

Where the home is. Each state and territory sets its own duty.

Home rates and first home buyer rules need the buyer to live in the home.

In the ACT this also covers a buyer who has owned no property for the past 5 years.

Adds the surcharge a state charges a foreign person, as its law defines one.
