Northern Territory stamp duty calculator

The Northern Territory works out duty on a home up to 525,000 with a formula, 0.06571441 times V squared plus 15 times V where V is the price in thousands, which gives 23,928.60 on 500,000. Above that it charges 4.95% of the whole price, 39,600 on 800,000, rising to 5.75% from 3,000,000 and 5.95% from 5,000,000. There is no first home buyer concession at the moment and no foreign purchaser surcharge. A separate exemption for a new house and land package is not worked out here.

The contract price, or the market value where that is higher.

Where the home is. Each state and territory sets its own duty.

Home rates and first home buyer rules need the buyer to live in the home.

In the ACT this also covers a buyer who has owned no property for the past 5 years.

Adds the surcharge a state charges a foreign person, as its law defines one.
