Western Australia stamp duty calculator

Western Australia charges 17,765 on a 500,000 home and 32,315.50 on 800,000 at its general rate, counting each part of 100 dollars as a full 100. A home of 200,000 or less that the buyer lives in pays a lower concessional rate. Since 7 May 2026 a first home owner pays nothing up to 600,000 and 16.15 dollars per 100 dollars above it up to 800,000, so a 700,000 first home costs 16,150. Foreign transfer duty is 7% of the price.

The contract price, or the market value where that is higher.

Where the home is. Each state and territory sets its own duty.

Home rates and first home buyer rules need the buyer to live in the home.

In the ACT this also covers a buyer who has owned no property for the past 5 years.

Adds the surcharge a state charges a foreign person, as its law defines one.
