New South Wales stamp duty calculator
New South Wales charges transfer duty in bands, from 1.25% on the first 18,000 to 5.5% above 1,290,000, with a premium rate of 7% on the part of a home's price over 3,870,000. A home of 800,000 pays 30,187 whether the buyer lives in it or rents it out, because the state has no separate rate for owner occupiers. First home buyers pay nothing up to 800,000 and a reduced amount below 1,000,000. Foreign purchasers add surcharge purchaser duty of 9% of the price.
