Tasmania stamp duty calculator

Tasmania's duty starts at a flat 50 dollars up to 3,000 and reaches 4.5% of the part of a price over 725,000, so a 500,000 home costs 18,247.50 and an 800,000 home 31,185. Its first home buyer exemption for established homes ended with settlements on 30 June 2026, and no first home or owner occupier concession applies now. A foreign purchaser adds the foreign investor duty surcharge of 8% of the price.

The contract price, or the market value where that is higher.

Where the home is. Each state and territory sets its own duty.

Home rates and first home buyer rules need the buyer to live in the home.

In the ACT this also covers a buyer who has owned no property for the past 5 years.

Adds the surcharge a state charges a foreign person, as its law defines one.
